Frequently Asked Questions

  • How do I check prices?
    Simply press the "Book Now" button on any page. Enter your dates and this will display available rooms and the corresponding prices for those dates. If you wish to book a room, you can press "Book" on that screen and follow the booking process or change the dates for an alternate search.
  • Where is the cheapest place to book?
    It will always be cheapest to book direct with us on this website. You can ensure you are getting the best deal by becoming a VIP Guest which entitles you to additional benefits as well as a permanent discount code. We also only take a deposit equal to the first night with the balance payable on check out. Third party websites such as Booking.com will require the first night as a deposit and offer less cancellation period and a later check in time.
  • How do I check availability?
    Simply press the "Book Now" button on any page. Enter your dates and this will display available rooms and the corresponding prices for those dates. If you wish to book a room, you can press "Book" on that screen and follow the booking process or change the dates for an alternate search. If no rooms show, and a calendar is displayed, we may be full or there may be a minimum stay in place. Try alternate dates or increasing your number of nights.
  • Do you have a ground floor / accessible bedroom?
    Our ground floor (front door and reception area) is only accessible via 14 steps. We have a comprehensive Accessibility Guide which should give you all the information you need to assess if The 25 is the most suitable for your needs. If you still have questions after reading it, please feel free to give us a call.
  • Do you accept dogs?
    We love dogs but unfortunately we don't have the facilities to accept them. Whilst on the subject of animals, we also can't accept hens, stags, cats, cows or elephants! Pet friendly accommodation can be searched for in Google.
  • Do you accept children?
    We are an adults only B&B. There are lots of great local places that accept children, and are family friendly properties. Paignton, the next town along from Torquay is ideal for families with a long beach, pier and park.
  • Do you cater for vegetarians / gluten free?
    Yes, though we'd prefer to know in advance to offer you the best service. There are various suitable hot and cold options in our Breakfast Menu, and although not always homemade, we can usually offer GF alternate goodies in your room.
  • Do you offer a single person discount?
    We offer a single person discount up to £25 per night, please see the "Offers" page for details.
  • I'm celebrating a special occasion - how can you help?
    The 25 is a special place to stay and as such, many of our guests are celebrating an event such as a birthday, anniversary or honeymoon whilst staying with us. To help make your stay even more special, please see our Make it Special page. These items will be offered to you during the booking process or you can add them at any time by calling or emailing us. (Please be aware that some items may not be available with very short notice).
  • Which room is the best?
    Each of our six rooms are completely different and it really depends on your taste and how you plan to use the room - do you prefer a bath, separate lounge, dressing room, larger room, cheaper room and so on.   • How does your Best Rate Guarantee work?
    You won't find a better rate advertised anywhere else on the internet. To ensure you can always book at the lowest price, we offer our VIP Guest Programme for a 5% discount on your second stay but you also become entitled to additional exclusive benefits immediately such as a complimentary minibar. If you think you've found a lower price for an equivalent room on the same booking conditions, please call or email us and we'll match the price.
  • Is breakfast included?
    Our full award winning breakfast with plenty of choice is included in all rates apart from the Room Only rate. If it is not included, you can add breakfast on a daily basis the evening before at £15 per person.
  • Do you have sea views?
    No we don't have sea views, but the places that do are usually located up steep hills and have attic bedrooms. Our location is a fairly flat walk to and from town which is a benefit. Within ten minutes, you can be sitting enjoying a drink on the sea front in the sun.
  • Can you recommend somewhere to eat?
    We have lots of lovely places to eat locally, most in walking distance. As soon as you book, our email confirmation will include our Recommended Restaurant leaflets so you can choose and book up somewhere in advance of your stay.
  • Can you recommend things to do in the area?
    Yes - there are more things to do on the English Riviera than any other UK resort. Please see our Things to Do pages for lots of ideas.
  • How do I find you?
    Take a look at our Map & Directions page where there are links to Google maps as well as a downloadable or printable directions sheet.
  • What is the English Riviera?
    The English Riviera is a collection of towns (Babbacombe, Torquay, Paignton, Brixham) along the sheltered part of the South West coast in Devon, protected by the shape of the land and the hills of Dartmoor behind, its weather is generally better than average for the UK. Its appearance in the harbour is very similar to the French Riviera. More information is available on our English Riviera page.
  • What's the difference between a hotel and a B&B?
    A hotel usually offers traditional hotel services such as a 24 hour reception and room service, a restaurant, concierge, gym, swimming pool and so on. A B&B is personally run by the owners who live on site and will do everything from check in to cleaning your room and cooking your breakfast. A B&B will not normally provide any hotel services. A guest house is a larger property, usually offering ten or more bedrooms. It may still be run by the owners but with additional staff and may include some hotel features such as a limited evening meal offering or a swimming pool. However - just to add confusion, not all accommodation describes itself correctly. Some "hotel"s may turn out to be little more than B&Bs and some B&Bs may offer a lot more than bed and breakfast. A thorough look at the property website and their TripAdvisor reviews will usually help.
